Guaranteed crash

At first I thought it was just every time I went east in skinners roam I would crash but then I started a rock bottom playthrough and now I'm crashing anytime I enter a new area. I tried just validating the games files and I also tried the deleting method you recommend and validating the files and nothing works so I beg you please help me

Try disabling distant towns in the options menu. See if that helps.
