(Modded) Crash when near Black Desert City

So far everywhere else is fine, no crash, but as soon as I get close to Black Desert City it crashes, attached a picture of how close until it crashes

Tried running only in 1x speed...nothing
Even keeping camera in my base in Border Zone and just watching 1 person on map run up to it...nothing
Import with everything ticked, import with everything not ticked...nothing
Saw log said something about MetalWallHouse so removed more building mod and imported...nothing

Some help would be nice thanks as there are no other issues and like my mod order!
