This issue is appearing in every building I've been inside, constructed and NPC towns.

Does this occur both when you have "no terrain cutting" turned on or off? Would you mind flipping the option and checking?

Well how about that. The issue no longer occurs when No Terrain Cutting is turned on, but the drop in framerate is pretty severe to an almost unplayable state.

not sure if this is related.
I was rebuilding, when building storage containers, some of the walls had no clipping detect. ie the storage boxes can be built into the walls.
